Starting in 2024, residents of Polish cities and towns face a visible increase in property taxation fees. Despite the anticipation of maintaining existing rates, many local governments have decided to increase them, which will hit the portfolios of many residents strongly. The projected increase may be up to PLN 100 or more per year for individual real estate. This is simply a change that raises the question of where it pays the most to invest in real property and who will gotta manage finances more carefully.
As of January, according to the information presented on the portal legartis.pl, the coming of the fresh year will bring with it increases in many fees and taxes, including taxation on real estate. Although the maximum rate of this taxation is fixed by the Minister of Finance, the final decision on possible growth remains the work of local governments.
It is worth noting that any cities, specified as Kielce or Opole, have not decided to increase the amount of property taxation for the coming year, which brings any relief to their residents. Unfortunately, these are exceptions due to the fact that most large provincial cities have decided to usage the anticipation of raising rates. According to the calculations of the Local Government Portal, the owner, for example, of a 200-meter home on a 100 sqm game will gotta pay more PLN 130 per year than before. This is simply a change that can importantly affect home budgets and force more careful financial management for many property owners.
How much will the fresh property taxation should be paid?
Even the already advanced rates of property taxation did not prevent the authorities from raising them for next year. As of January 2024 new, definitely higher charges will apply:
- 1,15 PLN/m2 for apartments or houses,
- 0.71 PLN/m2 for residential areas,
- 11.17 zł/mkw for separate garages.
These higher rates were approved by the main cities of Poland, specified as Warsaw, Kraków, Lublin, Szczecin, Bydgoszcz, Łódź, Poznań, Wrocław, Gdańsk, Białystok, Katowice and Olsztyn. The inhabitants of these cities must prepare for a crucial burden on their portfolios. The relief tariff is not provided for anyone, which makes everyone face the same financial challenge.
These are increases that can importantly affect the home budget of any individual with real property in these areas. It is worth preparing for these changes in advance, looking for possible ways of optimizing costs or planning future expenses.
Some cities don't have that kind of growth.
The distribution of property charges varies from location to location. Rzeszow residents have a more favourable situation, due to the fact that the rates for apartments or houses are maximum, while the charges for areas straight unrelated to residential buildings are lower – respectively 0.55 PLN/mkw and 1.15 PLN/mkw. In Toruń much more must be paid for the garage, but the rates for the flat or home are comparatively lower – about 1 PLN/mkw, and for the ground under the building – 0.65 PLN/mkw.
For residents of another cities specified as Zielona Góra, Opole, Gorzów Wielkopolski or Kielce, the rates vary even more. For example, in Zielona Góra the fees are PLN 0.99 per apartment/house, PLN 0.68 per land and as much as PLN6.03 per garage. In Opole, rates are akin to those in Zielona Góra, and in Gorzów Wielkopolski residents pay PLN 0.95 per apartment/house, PLN 0.65 per ground and somewhat little for garage. Kielce offers lower rates: 0.82 PLN per apartment/house, 0.5 PLN per land and even lower garage fee.
This variety of prices in individual cities can be of large importance to residents planning to acquisition real property or considering taxation issues related to their possession.
